    Phone mast

    I've been approached by an agent of a mobile phone company. I've not had any formal offer for installing mast yet, but was wondering where to get advice from?

    Most Land Agents e.g. local auctioneer will have some experience or will point you to a specialist agent.
    You need an agent, really you do - the company will often pay the fees for you.
    For a start they will inevitably assume rental is going to be negotiated and first offer will be too low.
    It's commonplace to have index linked revisions at set periods - this all needs setting out in terms you are happy with.
    Also what happens if they later decide to effectively sub-let by allowing other operators to install equipment.

    As 4wd says get an agent. Try to get someone local who has experience. I know phone companies are on the whole reducing the number of sites they need as they are now amalgamating and also being more willing to or being forced into site sharing, but given they are also being forced to improve their coverage in certain areas this could explain their interest in your site. Try to get index linked uplift at set periods but make sure there is the term "in an upwards direction only". Find out what happens at the end of the agreement, most will be reinstated to former condition but I have heard of some where the mast and associated gubbings are removed but the base has been left and used for a wind turbine.

    Get an agent, Fisher german worth a call, they will give you free advice firstly then negotiate for you for fee payable by telecom firm. Its a bloody minefield and they are terrible, will promise all sorts then try the next few years to take the mickey out of what they agreed, have make sure you dont lose development rights and all sorts other things
